What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, an appraiser measures your home or property with a measuring tool — either a tape or laser measuring device. As they tour the home, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total living area and the general layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Disputing property taxes

Tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you own! Unless a certified appraiser has recently executed an evaluation on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling your home

A measuring service will ensure that you're paid a fair price for your house. Living space is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are often approximated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of your property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your property is to reference a recent appraisal or measurement service completed by a certified appraiser (after any renovation that may have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that appropriately reflects market value, we suggest asking for a measurement of the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool for attracting potential buyers since they can review the layout and details of the property before and after a showing.
